Construction Cost Per Square Foot

Houston custom home construction generally falls into three tiers. Standard grade construction runs $150 to $175 per square foot and includes builder-grade cabinets, laminate or mid-tier countertops, and standard fixtures. This is a quality home with good bones, but without the upgrades that set a custom build apart.

Premium grade ranges from $175 to $225 per square foot and is where most custom builds land. At this level you get quartz or granite countertops, soft-close cabinetry, hardwood or luxury vinyl plank flooring in the main living areas, and upgraded plumbing and lighting fixtures throughout.

Luxury grade starts at $225 per square foot and can exceed $300 for high-end finishes. Think imported tile, commercial-grade appliances, custom millwork, designer lighting packages, whole-home automation, and resort-style outdoor living spaces.

For a 3,000 square foot home, that translates to a construction cost between $450,000 and $900,000 or more, depending on your selections.

Land and Lot Costs by Area

In the City of Houston, the permitting process is generally straightforward, but if you are building in an ETJ or a smaller city like Katy or Conroe, timelines and fees can vary.

    Texas charges 8.25 percent sales tax on all building materials. On a $500,000 construction budget where roughly 50 percent goes to materials, you are looking at an additional $20,000 or more in sales tax alone. This is a cost many first-time builders overlook.

    Most custom home builds require a construction-to-permanent loan with a down payment of 20 to 25 percent. During the construction phase, you will pay interest-only draws as your builder invoices for completed milestones. Once the home is finished and the certificate of occupancy is issued, the loan converts to a standard mortgage.
