Process
Our process follows five key phases. It starts with an initial consultation where we discuss your vision, budget, and timeline. Next comes the design phase where we work with architects to create floor plans and 3D renderings you approve. Once the design is finalized, we move into pre-construction which includes permitting, material procurement, and scheduling. The construction phase typically involves site preparation, foundation, framing, mechanical systems, interior finishes, and final details. Throughout, you receive weekly updates with photos and have a dedicated project manager as your single point of contact. The final phase is your walkthrough, punch list completion, and key handover.
A typical custom home in Greater Houston takes 10 to 14 months from groundbreaking to move-in, depending on the size and complexity of the build. The design and pre-construction phase usually adds 2 to 4 months before that. Factors that can extend the timeline include custom architectural features, weather delays, permitting timelines in certain municipalities, and material lead times for specialty items. We provide a detailed construction schedule before breaking ground so you have clear expectations from day one.
Cost
In the Greater Houston area, custom home construction typically ranges from $150 to $350 or more per square foot, depending on the level of finishes, architectural complexity, and lot conditions. A standard custom home with quality finishes runs in the $175 to $250 per square foot range. High-end or luxury builds with premium materials, custom millwork, and advanced smart home systems can push above $300 per square foot. We provide a detailed line-item estimate during the pre-construction phase so you know exactly where every dollar goes before construction begins.
No, you do not need to own land before contacting us. Many of our clients come to us before purchasing a lot, and we actually recommend that approach. We can help evaluate potential lots for buildability, assess soil conditions, review HOA restrictions, confirm utility availability, and estimate site preparation costs. These factors can significantly impact your overall project budget, so having a builder involved early in the lot selection process can save you time and money.
Construction loans are short-term financing instruments that fund the building of your home. Unlike a traditional mortgage, the lender releases funds in stages called draws as construction milestones are reached. You typically make interest-only payments during construction. Once the home is complete, the construction loan converts to a permanent mortgage through a construction-to-permanent loan, or you refinance into a conventional mortgage. Most lenders require 20 to 25 percent down. We work with several Houston-area lenders experienced in construction financing and can introduce you to loan officers who specialize in custom home builds.

If you have a lot outside these areas but within reasonable distance, reach out and we will let you know if we can accommodate your build.
Yes, we handle the entire permitting process on your behalf. This includes preparing and submitting architectural plans to the local building authority, scheduling all required inspections throughout construction, coordinating with HOAs if applicable, and ensuring your build meets all applicable building codes. The City of Houston and surrounding municipalities each have their own permitting requirements, and our team is experienced in navigating all of them.
We provide a comprehensive warranty that covers workmanship and materials for one year from the date of completion. Structural components including the foundation, framing, and load-bearing elements carry a ten-year structural warranty. Major mechanical systems such as HVAC, plumbing, and electrical are covered for two years. Additionally, many of the materials and products installed in your home carry their own manufacturer warranties, which we register and document for you at project close.
